Why basements flood

What Puts Water in a North Jersey Basement

Basements are the lowest point in the house, so water from every direction ends up there. Most of the basement calls we get start one of these ways.

  • Sump Pump Failure

A worn-out pump, a stuck float switch or a power outage in a storm, and the pit overflows.

  • Groundwater & Seepage

After days of rain, saturated soil pushes water through the slab, the cove joint and foundation cracks.

  • Water Heater Leaks

Most water heaters live in the basement, and when the tank rusts through, it empties onto the floor.

  • Washer & Utility Sink Overflows

Laundry rooms in the basement mean hoses and drains right next to finished space.

  • Floor Drain Backups

When the sewer line or storm drain backs up, the floor drain is the first place it comes out.

Not sure if it's groundwater, a leak or a backup? We'll find out.

Time matters

A Wet Basement Doesn't Dry on Its Own

Basements are cool, dark and closed in, so water there lingers. Moisture moves up into the walls and the house above.

  1. First hours

Water pools at the low spots

It spreads under carpet, into paneling and behind the bottom of finished walls.

  2. Hours 1–24

    Everything wicks it up

Carpet pad, drywall, boxes and stored furniture soak up water from the floor.

  3. Hours 24–48

    Musty smell and mold

Basements have little airflow, so mold and mildew get a head start.

  4. After 48 hours

    The whole house feels it

Damp air and odor move upstairs, and more of the basement has to be torn out.

Do this before we arrive

  • If the sump pump stopped, check the breaker and plug, but don't reach into the pit.
  • Turn off power to the basement at the panel only if you can reach it without stepping in water.
  • Move boxes, electronics and furniture up off the wet floor.
  • Take photos of the water and anything damaged before it's moved.

Avoid

  • Don't walk into a flooded basement if water is near outlets, a furnace or the electrical panel.
  • Don't use a household vacuum on the water.
  • Don't leave wet carpet down hoping it dries.

What's included

Basement Water Removal, Start to Finish

The basement is where water goes when it has nowhere else to go. A dead sump pump, a rusted-out water heater or days of rain pushing groundwater through the slab can put inches of water across the floor overnight. REA Floors provides flooded basement cleanup in Bergen County, NJ, with a crew usually on site within the hour, 24/7.

What basement water removal includes

  • Pumping out standing water with our heavy-duty 2-inch pump
  • Finding the source, so you know whether it was the pump, a leak, groundwater or a backup
  • Removing wet carpet and padding, paneling and the bottom of finished walls
  • Moving and protecting what’s stored on the floor
  • Drying the slab, walls and framing with industrial dehumidifiers and air movers
  • Odor and mildew control
  • Finishing the basement again once it’s dry

Why basements need extra drying

Concrete soaks up water and gives it back slowly. Basements also have less airflow and more humidity than the rest of the house. A floor can look dry while the slab under the carpet is still wet, which is how basements end up with mold and a musty smell weeks later. We check moisture readings until the space is truly dry before anything goes back in. If mold has already started, see mold remediation.

Dirty water in the basement

If the water came up through a floor drain or a basement toilet, it’s likely sewage, and it has to be handled differently. See sewage backup cleanup. If the water came in from outside during a storm, see flood damage restoration.

Basements across Bergen County

Many of the older homes in Fair Lawn, Ridgewood, Teaneck, Bergenfield and Paramus have finished basements and sump pumps that are years old. We dry and rebuild basements across the area, and our reconstruction team handles the drywall, trim, paint and floors.

How it works

Our Basement Cleanup Process

Four steps from a flooded basement to a finished room again.

  1. Step 1

    Pump it out

We remove the standing water and find out where it came from.

  2. Step 2

    Pull the wet materials

Wet carpet, padding, paneling and the bottom of drywall come out so the space can dry.

  3. Step 3

    Dry & treat

Dehumidifiers and air movers run until the readings say the slab and walls are dry.

  4. Step 4

    Finish it again

New drywall, paint, trim and flooring, so you get your basement back.

Back, Not Just Dry.

A finished basement is usually a family room, an office or a bedroom. Once it's dry, we put it back together, with drywall, trim, paint and new flooring, so it isn't left as bare studs and concrete.

  • New drywall and insulation
  • Trim, doors and paint
  • Carpet, tile or vinyl flooring
  • Same crew from pump-out to finish

Insurance claims

Basement Water and Your Insurance

Whether a basement claim is covered depends on where the water came from. We document the source and the damage so your insurer gets the full story.

We can't promise what your policy covers, but we'll make sure your insurer has a clear picture of the damage.

  1. 01

    We document the source

Photos of the water, the damage and what caused it, like the failed pump or the leaking tank.

  2. 02

    You check your policy

Some policies need a sump pump or sewer backup rider. Your agent can tell you what applies.

  3. 03

    We work with the adjuster

We walk them through the basement and the plan, then get to work.

Ilan is great to work with I had a flood in my house and i called him and he was at our house within an hour. He explained the process for removing damaged drywall and carpet and then setting up an industrial strength dehumidifier and fans to ensure there was no residual moisture or chance of mold. He did exactly as explained. I would definitely recommend him!!

Does homeowners insurance cover a flooded basement?

It depends on the source. A burst pipe or failed water heater is often covered. Groundwater and outside flooding usually are not without flood insurance, and a sump pump failure or sewer backup may need a specific rider. Ask your agent, and we'll document the cause and the damage.

Can the carpet in my basement be saved?

Sometimes the carpet can, but the padding almost never can. Basement carpet sits on concrete that holds moisture, and if the water was dirty or sat for more than a day, the carpet usually has to go too. We'll tell you honestly what makes sense.

How long does a basement take to dry?

It depends on how much water there was and what it soaked into. Concrete holds moisture longer than wood, so we check readings until the slab and walls are dry, not just the surface.

Why does my basement smell musty after the water is gone?

Musty smell means moisture is still in the walls, padding or framing, and mold or mildew may be starting. Drying the space properly and removing wet materials is what gets rid of the smell for good.

Will you fix my sump pump?

We focus on removing the water and restoring the basement. We'll show you where the water came from so you or a plumber can fix the source before the basement is rebuilt.

Do you rebuild finished basements?

Yes. We put back the drywall, insulation, trim, paint and flooring, so the basement is finished again, not left as bare studs.
